Thomas Sinden were appointed under a design & build contract to deliver the demolition of existing garages and the erection of a four storey building comprising 14 affordable self-contained flats (3 x 1 bed, 9 x 2 bed and 2 x 3 bed), new community centre and a sub-station with associated car and cycle parking spaces, bin stores and landscaping.
Energy efficiency measures include a well-insulated building fabric, high levels of air tightness and mechanical ventilation with heat recovery.
Set within an occupied estate all existing buildings, estate roads, paths, play areas and services were in use by the residents and the public throughout our works. Local residents were kept updated by newsletters and evening meetings.
Challenges: The new building was to be positioned immediately backing onto the London Overground railway line. We were therefore in close liaison with area Asset Protection Manager from Network Rail throughout.
